Ledgent Finance & Accounting's client is currently seeking a Real Estate Audit & Financial Analyst in Georgia. This role is integral in providing detailed analysis and auditing for various real estate financial operations. Core Responsibilities:
- Analyze lease abstracts and financial reports to extract relevant lease terms and assess performance.
- Evaluate operational data across different real estate asset classes, identifying key trends and potential risks.
- Conduct comparative reviews of historical and current financials, identifying variances and explaining notable shifts.
- Audit CAM and property tax reconciliations, cross-referencing with lease agreements and financial models to uncover inconsistencies.
- Reconcile tenant recoveries and align with projections generated from real estate models.
- Track and analyze fluctuations in base rent, percentage rent, recoveries, and operating/capital expenses, offering explanations for significant year-over-year differences.
- Investigate aged accounts receivable balances, documenting aging and obtaining context for past-due items.
- Assess patterns of delinquent payments and review bad debt history to inform risk assessments.
- Review capital expenditures, tenant improvement allowances, and recovery structures to determine amortization or reimbursement methodologies.
- Break down and validate all miscellaneous income sources, confirming the basis for each.
- Compile a comprehensive schedule of service contracts including key terms, fees, and cancellation provisions.
- Verify real estate tax records, confirm payment history, and research any ongoing or upcoming reassessments, rate increases, or special levies by liaising with local tax authorities.
Required Qualifications:
- CPA Required with prior audit experience; Bachelor's degree in Accounting or Finance.
- 2+ years of experience in commercial real estate-investment, asset management, development, or finance/underwriting.
- Proficient in Excel, including advanced data manipulation and navigation.
- Familiarity with MRI or Yardi (preferred); exposure to Argus is a plus.
- Strong analytical skills with a keen eye for detail and accuracy.
- Clear communicator with the ability to manage multiple priorities in a deadline-driven environment.
